3 way valve(American standard) bottom side is leaking water while the pump is running

Remove the top screws by using Flat head/Philips screw driver, do not use drill driver, prevent from striping, pulled the old one from the slot, and coated the new one with silicone sealant(it prolong the life of the rubber gasket's) and place it on gasket slot, that easy. First time to replace the gasket's, its been 28 years.

You need one of this gasket around the 3 way valve(American Standard), coated with silicone sealant to prolong the gasket life. Do not use drill driver to remove the screws, use a regular flat head/Philips screw driver, that prevent from striping. Place the gasket in the slot after coating with silicone sealant. My first time to replace this gasket, its been 28 years.
