How much room do you need? Will it fit in a 12 ft across area.

Pete, You'll need a 1ft clearance on all side of the pool for installation. You can find all the installation instructions and requirements in the Heritage Above Ground Pool Round Owners Manual.

This does not come with the ladder and pump. You can click here to put together the package that you would like.
